We're currently building the website for Somara Realty, a Dubai-based real estate consultancy — and it's taught us exactly what a real estate site in this market needs to actually generate leads, not just look good.
Listings UX Is the Whole Game
Off-plan and investment buyers filter aggressively — by budget, handover date, developer, and area. If your listings page can't be filtered fast, buyers bounce to a portal instead of your site.
Lead Capture Has to Be Frictionless
A single generic "contact us" form loses buyers. Property-specific click-to-enquire popups — tied to the exact listing someone was viewing — convert dramatically better than a form at the bottom of the page.
WhatsApp Is Not Optional
In this market, buyers expect to message on WhatsApp, not fill out a form and wait for an email. Every listing and every page needs a direct WhatsApp path.
Social Proof Needs to Be Visual
An embedded, auto-updating Instagram feed of recent listings does more for trust than a paragraph of "About Us" copy.
Founder Story Still Matters
Off-plan investment is a trust purchase. A clear "meet the team" section — not a stock photo — matters more here than in most other real estate markets.
